Seasonal rental

Definitions:

Tenant, or customer : means the person who pays the rental, and whose name is indicated at the time of booking.

Property: House, guest house, gîte (non exhaustive list) object of the hiring

Description: Description of property on the website www.apdestination.com , indicating for each property the maximum number of accepted people, the amount of guarantee/security deposit and other characteristics of the property

1- The rental is concluded for a fixed term and the tenant shall in no circumstances invoke any right to maintain occupancy at the end of the stay

The rental concluded between the parties to this Act can in no case even partially benefit third parties, natural or legal persons, unless written agreement of the owner or the agent

Any infraction of this paragraph would be likely to result in immediate termination of the tenancy to the wrongs of the tenant, the paid amount of the rental remaining permanently vested to the owner.

4. Cancellation by the tenant: Cancellations must be notified by registered letter to the owner. Cancellation before arrival in the premises: the deposit remains with the owner. If the tenant does not show up within 24 hours of the date of arrival indicated on the reservation, the reservation becomes void and the owner can dispose of his property. The amount of the rental also remains vested to the owner. If the stay is shortened, the rental price remains vested to the owner. No reimbursement will be made.

5 -Cancellation by the owner: the owner transfers to the tenant the full amount paid.

6- the tenant must arrive at the date and time mentioned in the booking. In case of late or delayed arrival, the tenant must inform the owner.

7 – The tenant allows the owner to make any repairs with the urgency and the need arise during the tenancy, and without claiming compensation or rent reduction. The owner or his representative will be able to perform routine maintenance tasks during the stay such as cleaning the pool, maintaining the garden …

8– Inventory : a list is drawn up and signed by the tenant and the owner or his representative on arrival and departure from home. This inventory constitutes the only reference in the event of a dispute concerning the inventory.

The state of cleanliness of the house upon arrival of the tenant must be noted in the inventory. The house must be rendered in a state of soiling under ordinary use.

9 – Guarantee or security deposit: on arrival of the tenant, the deposit of the amount stated in the description is delivered to the owner. After the departure of the tenant, this deposit is refunded, after deduction of the cost of restoration of the premises if degradations were found, within a period not exceeding one week.

In case of early departure (prior to the time mentioned in the present contract) preventing the inventory from being drawn up on the day of departure of the tenant, the security deposit is returned by the owner within a period not exceeding Not a week.

11 -This contract is for the maximum number of people stated in the description. If the number of people exceeds this number , the owner may refuse the additional persons. Any modification or termination of the contract will be considered at the initiative of the customer.

12 – Pets: the description says if they are allowed or not. Property where the animals are not allowed: In case of non respect of this clause, the owner can refuse the stay: no refund will be made then.

Property where pets are allowed: When booking, the tenant consults the owner or the agent to know if he can stay with his pet or not (kind of animal and number). In case of non respect of this clause, the owner can refuse the stay: no refund will be made then.

13 -Insurance: The tenant is responsible for all damages caused by him. The tenant declares to be covered as a tenant by an rental insurance valid for the entire stay.

14 – Final cleaning service: a) when it is included in the rental price, or when the tenant opts for paying maid service: The property must be left in a dirty state under a common use of the premises. For his departure the tenant will have removed the crumbs from the tables and worktops, the hair of the sinks, emptied the garbage and refrigerator, started the dishwasher. Additional cleaning hours due to excessive soiling (eg very dirty oven) or failure (for example, non-evacuated waste bins) will be invoiced and the amount will be deducted from the security deposit. b) when it is neither included nor paid, the tenant agrees to return the property at the start in the state of cleanliness found on arrival. The cleaning not done will be invoiced, the amount will be deducted from the security deposit.

15 – Security for property with swimming pools and / or Jacuzzi: Any bathing should be under the constant supervision of competent adults to intervene quickly in case of danger. The tenant is responsible for the safety of the bathers during the rental. He commits himself to condemning the access to the swimming pool or the jacuzzi when he is away from the rental, and to implement the security systems (alarm, barrier, cover or shelter) after each bathe.
